Guest Policies
Please familiarize yourself with our guest policies that apply during your stay. If you are staying at one of our vacation homes (Soonipi Casa, King Hill Cottage, Lake Station Lookout or Tiffany Hill Treehouse), please also refer to your rental agreement.
CANCELLATION
If your plans change, here’s how we can accommodate new dates or a cancellation.
For reservations one week and less:
- All reservations are fully refundable (less $50) up to 48 hours after the initial booking date.
- Guest will receive a full refund (less $50) for cancellations at least 14 days in advance of arrival date.
- Guest receives a 50% refund (less $50) for cancellations at least 7 days in advance of arrival date.
- No refunds are given for cancellations within 7 days of arrival date.
For reservations longer than one week:
- All reservations are fully refundable (less $50) up to 48 hours after the initial booking date.
- Guest will receive a full refund (less $50) if cancellation occurs at least 30 days in advance of arrival date.
For reservations two weeks and longer:
- All reservations are fully refundable (less $50) for up to 48 hours after the initial booking date.
- Guest will receive a full refund (less $50) if cancellation occurs at least 60 days in advance of arrival date.
CHECK-IN AND CHECK-OUT
All properties except Soonipi Casa
You may check in any time after 3:00 pm local time and must check out by 11:00 am local time. Early check-in or late check-out may be available for a fee of $35.00, please email or call or text 603-748-9467 to check availability. Guests checking out after 11:00 am may incur a late checkout fee of $50.
Soonipi Casa
You may check in any time after 3:00 pm local time and must check out by 1:00 am local time. Early check-in or late check-out may be available for a fee of $35.00, please email or call or text 603-748-9467 to check availability. Guests checking out after 11:00 am may incur a late checkout fee of $50.
AGE REQUIREMENT
Guests must be 21 years or older to make a reservation.
NON-SMOKING POLICY
The Lodge
All guest rooms, balconies, patios and public spaces are 100% non-smoking. A $250 USD cleaning fee will be charged to any guest who violates the smoking policy.
All vacation homes
There is no smoking inside the property.
DAMAGES
Guest is liable for any damage caused by themselves, their friends, or any person for who they are responsible to the property and agrees to accept charges to the card on file should damage occur during occupancy.
OCCUPANY POLICY
Number of overnight guests cannot exceed the maximum allowed for the unit, this information is posted on the website. Breach of this will result in immediate termination of your stay and forfeiture of the entire rental amount and/or security deposit.
QUIET POLICY
The Lodge
Quiet hours are from 10 pm to 8 am daily. For the enjoyment of all our guests, during these hours we ask that all guests keep conversation and in-room activities at a respectable volume. Guests must respect this policy or they will be asked to leave early.
POOL & GAME ROOM HOURS (at The Lodge)
Pool Hours: 8:00 am to 9:00 pm
Game Room Hours: 7:00 am to 11:00 pm
PET POLICY
Pets are NOT allowed at Tiffany Hill Treehouse or The Lodge.
Pets are welcome at King Hill Cottage, Soonipi Casa and Lake Station Lookout.
Here is our pet policy:
- We ask for a one-time, nonrefundable fee of $50 per pet.
- The maximum weight allowed is a total of 50 pounds.
- The maximum number of pets permitted is two.
- Pets may not be left unattended for long periods of time.
- Pets must be up-to-date on rabies and all other vaccinations.
- Please clean up after your pet.
- Although we welcome your pet, please respect our hospitality. Please do not allow your pet to get on the bed coverings or the furniture.
PROHIBITED
- Parties or events
- Illegal substances or activity
- Excessive noise
- Disturbing neighbors or invading their privacy or security
- Dangerous or hazardous items (e.g., those that may increase the risk of fire or explosion such as candles or lighters)
- Firearms and other weapons
RESPONSIBLE FOR YOUR GUESTS AND FELLOW OCCUPANTS
As a reminder, you are solely responsible for ensuring that you and your fellow occupants are aware of and comply with our guest policies. We ask that you and your guests treat our property with the same care you would with your own home, and leave it in the same condition as you found it. We ask that all guests conduct themselves in a manner that is respectful and not disruptive of other guests and neighbors.
